When is the right time to start working with a Buyer’s Agent?

Purchasing a property can be a stressful time full of uncharted decisions and many queries. I’m often asked by colleagues and other businesses: when should I start talking to a buyer’s agent?

First off, let’s go over what a buyer’s agent can generally do for you. There are two main functions that a buyer’s agent can provide. The first, most well known function is the ability to find potential property for you. The second main function is to aid in the buying process of the property. They can aid you at the auction, or negotiate to purchase outside of the auction.

I’ve been a Buyer’s Agent for over 10 years and in the property industry for over 20 years. If I’ve learned one constant thing over the years, it’s that not everyone needs help finding the property. However, it’s rare that a buyer will not benefit from working with a buyer’s agent.

While an individual buyer may be able to find properties, a buyer’s agent can really help with the negotiating and purchasing of the property. A Buyer’s Agent can help with market research and execute the best strategy to purchase. These are the most valuable services that a buyer’s agent can provide to you.

Now, the next question is when is the right time to start this process? I say, a good rule of thumb is – if you’ve been searching for a property for any longer than 3 months, it’s time to talk to Buyer’s Agent. Especially in a market like Sydney, where prices are moving rapidly, starting the process as early as possible is in your best interest.

If you’re feeling frustrated with the whole process, aren’t finding any of the right properties popping up in your search, or you haven’t been successful with negotiating prices – a buyer’s agent can help take this stress away.

Even if it’s just a conversation over a cup of coffee or glass of wine, a Buyer’s Agent should be able to advise whether or not you can benefit from working with them. If you’re ready to start working with a buyer’s agent, get in touch with us today and set up a consultation – free of charge.

Happy house hunting to all!
